Information about the National Land Information Service (NLIS)
What is NLIS and what does it do?
The National Land Information Service| or NLIS provides a one-stop-shop via the internet for local land and property information searches in England and Wales. It is the e-commerce portal for professional conveyancing and allows Local Authority Search requests (i.e. Local Land Charge and Commons & Village Green Searches) to be submitted and responded to on-line.
NLIS allows solicitors and other licensed conveyancers to request these Searches over the internet through a choice of competing NLIS Channels. The search requests are submitted via electronic forms on these channels. These are then passed automatically to the NLIS Hub, which then forwards them to the appropriate Local Authority.
There are three levels on which Local Authorities can participate in NLIS – 1,2 or 3. Bedfordshire County Council has signed up to NLIS at Level 2 which means it can receive & return Commons Search requests electronically via NLIS.
